Spring Has Sprung so Get Your Home Ready

Here’s a question to ponder this time of year: “Can you really enjoy spring if you haven’t experienced winter?” I mean, can you really get a big smile on your face seeing the first green grass and tree leaves if it stays green year-round?   • Change your air filter:

 

      • Despite constant reminders from HVAC professionals, it’s shocking how many times we find dirty filters as the reason for expensive repairs or higher than normal utility bills. It should absolutely be changed before the start of the air conditioning season.

 

  • Schedule regular maintenance:

 

      • Study after study shows this is the best way to make sure your heating & cooling systems are operating correctly and at peak efficiency. A professional technician uses his knowledge to maintain your system according to the manufacturer’s specifications. Hint: If you have trouble remembering just schedule your maintenance appointment during the time change every spring and fall, just like you do with changing your smoke detector batteries.

 

  • Clean up the clutter:

 

      • We’re talking about your outside condenser. Clear away any overgrown vegetation or winter debris (leaves & branches). You need to have at least two feet of space to allow for adequate air circulation.

 

  • Seal & insulate your ductwork:

 

    • This can improve the efficiency of your heating and cooling systems as much as 20%. Oftentimes the ductwork is in attics and crawl spaces so the job might be best left to the professionals. If you do want to attempt it yourself, you can use duct sealant (mastic) or foil tape to seal seams and duct connections.

 

Do not ignore your plumbing system during seasonal home maintenance. Melting snow and heavy spring rain can often mean water in the basement. If you have a sump pump, test it to make sure it’s working correctly. Pour a bucket of water (about 5 gallons) into the basin where the pump is located. If the pump doesn’t start and remove the water, you may need to call the experts.

The saturated ground can also cause problems with sewers and septic systems. Root growth during the winter can cause blockages. If you notice any problems, call immediately. Don’t risk a damaging sewage backup in your home.
